§ 27-435. R-30C Zone (Multifamily Low Density Residential-Condominium).

  • (a)

    Purposes.

    (1)

    The purposes of the R-30C Zone are:

    (A)

    To make available low-density, multifamily condominium developments of the "garden apartment" type which would offer many of the advantages normally associated with a one-family dwelling;

    (B)

    To provide for this type of development at locations recommended in a Master Plan, or at other locations which are found to be suitable by the District Council; and

    (C)

    To provide for this type of development at locations which are adequately served by facilities such as those for circulation, sanitation, and retail sales and service.

    (b)

    Uses.

    (1)

    The uses allowed in the R-30C Zone are as provided for in the Table of Uses (Division 3 of this Part).

    (c)

    Regulations.

    (1)

    Additional regulations concerning the location, size, and other provisions for all buildings and structures in the R-30C Zone are as provided for in Divisions 1 and 5 of this Part, the Regulations Tables (Division 4 of this Part), General (Part 2), Off-Street Parking and Loading (Part 11), Signs (Part 12), and the Landscape Manual.

    (d)

    Bedroom percentages.

    (1)

    The bedroom percentages for multifamily dwellings in Section 27-419 are not applicable in the R-30C Zone.

    (e)

    Site plan.

    (1)

    A Detailed Site Plan shall be approved for all attached and multifamily dwellings, including any associated community building or recreational facilities, in accordance with Part 3, Division 9, of this Subtitle.
